Terms of Service
The rules for using STRWatch. Plain language where possible.

1. Agreement to Terms

By accessing or using STRWatch ("Service"), operated by STRWatch ("Company," "we," "us"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service. These Terms constitute a legally binding agreement between you and STRWatch.

2. Description of Service

STRWatch is a regulatory monitoring platform for short-term rental (STR) hosts and property managers. The Service monitors publicly available government data sources — including city websites, council agendas, and open data APIs — and delivers alerts about regulation changes, permit deadlines, and enforcement actions relevant to your markets.

You must be at least 18 years old and capable of forming a binding contract to use this Service. By using STRWatch, you represent that you meet these requirements.

4. Account Registration

To access certain features, you must create an account. You agree to provide accurate, current information and to keep your account credentials secure. You are responsible for all activity that occurs under your account. Notify us immediately at support@strwatch.io if you suspect unauthorized access.

5. Subscription Plans & Payments

Free Tier: Includes 1 tracked city and weekly email alerts at no cost.

Pro Tier ($29/month): Includes unlimited cities, real-time alerts (48-hour SLA), SMS notifications, permit deadline tracking, and AI compliance checklists. Founding member pricing is locked at the rate in effect at the time of your first paid subscription and will not increase for your account as long as your subscription remains active.

Agency Tier ($99/month): Includes everything in Pro plus white-label reports, client portfolio management, API access, and a dedicated account manager.

Paid subscriptions are billed monthly through Stripe. You authorize us to charge your payment method on a recurring basis. All fees are in US dollars.

6. Cancellation & Refunds

You may cancel your subscription at any time through your account dashboard or by contacting support@strwatch.io. Cancellation takes effect at the end of your current billing cycle — you retain access until then. We do not provide prorated refunds for partial billing periods.

If you cancel and later resubscribe, founding member pricing is not guaranteed — you will be charged the price in effect at the time of resubscription.

8. Intellectual Property

All content, code, design, branding, and data compilations within STRWatch are owned by or licensed to STRWatch and are protected by copyright, trademark, and other intellectual property laws. You may not copy, modify, distribute, or create derivative works from our Service without written permission.

Government regulation data monitored by STRWatch is publicly available information. Our value-add — the compilation, analysis, personalization, and alert delivery — is proprietary.

9. Disclaimer of Warranties

The Service is provided "as is" and "as available" without warranties of any kind, express or implied.

STRWatch is a monitoring and alerting tool — not a law firm, not a compliance consultant, and not a substitute for legal advice. While we strive for accuracy and timeliness:

10. Limitation of Liability

To the maximum extent permitted by law, STRWatch and its officers, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages — including but not limited to loss of revenue, fines, penalties, permit revocations, or lost profits — arising from your use of or inability to use the Service.

Our total aggregate liability for any claim arising from the Service shall not exceed the amount you paid to STRWatch in the twelve (12) months preceding the claim.

11. Indemnification

You agree to indemnify and hold harmless STRWatch and its officers, employees, and affiliates from any claims, losses, damages, liabilities, and expenses (including attorneys' fees) arising from your use of the Service, your violation of these Terms, or your violation of any law or third-party rights.

12. Termination

We reserve the right to suspend or terminate your account at any time, with or without notice, for conduct that we determine violates these Terms or is harmful to other users, the Service, or third parties. Upon termination, your right to use the Service ceases immediately.

13. Changes to Terms

We may update these Terms from time to time. If we make material changes, we will notify you by email or through the Service at least 14 days before the changes take effect. Your continued use of the Service after the effective date constitutes acceptance of the revised Terms.

14. Governing Law

These Terms are governed by and construed in accordance with the laws of the State of Illinois, United States, without regard to its conflict of law provisions. Any disputes arising from these Terms shall be resolved in the state or federal courts located in Cook County, Illinois.
